Our fees vary depending on the service level you choose. All fees are clearly outlined in our Terms of Business, and we can provide a detailed quote based on your property and requirements.

Our fully managed service includes marketing your property across major portals, tenant referencing and right to rent checks, inventory and check-in, rent collection and payment to you, property inspections, maintenance coordination and contractor management, deposit registration and protection, tenancy renewals, and handling tenant queries. We act as your main point of contact and ensure legal compliance throughout the tenancy.

We advertise your property on major portals including Rightmove and Zoopla, conduct accompanied viewings, and thoroughly reference all applicants.

Our referencing includes credit checks, employment verification, previous landlord references, affordability assessments, and right to rent checks. We only recommend tenants who meet strict criteria and can demonstrate they can afford the rent.

The average time to let a property is typically 2-4 weeks from marketing to move-in, though this varies depending on location, property type, rental price, and market conditions. Well-presented properties at competitive rents in desirable areas often let within 1-2 weeks. We’ll provide a rental valuation and market advice to help achieve the quickest letting at the best possible rent.

You must ensure the property meets legal safety standards including gas safety certificates (annual), electrical safety certificates (every 5 years), Energy Performance Certificate (EPC rating E or above), smoke and carbon monoxide alarms, and comply with HMO licensing if applicable.

You’re also responsible for property maintenance, protecting tenant deposits in an approved scheme, providing a How to Rent guide, and complying with right to rent checks. We help ensure you meet all legal obligations throughout the tenancy.

Rent is typically paid by tenants monthly in advance. We collect the rent, deduct our management fees and any approved maintenance costs, then transfer the balance to your nominated bank account. Payments are made upon receipt of receiving cleared funds from the tenant, typically around the same date each month.
