Notable streets: Hackford Road, where Vincent van Gogh once lived, is one of the most sought-after residential streets in the area, characterised by well-preserved Victorian terraces with generous proportions. Vassall Road and streets off Clapham Road offer a quieter setting slightly removed from the busier routes. Properties on or near Kennington Oval itself tend to command a premium due to the green outlook and proximity to the cricket ground.
Developments: The most significant change to Oval’s property landscape in recent decades is Oval Village, the Berkeley Group’s major regeneration of the former gasworks site on Kennington Lane. Planning permission for 738 homes on the nine-acre site was granted in 2018, with construction beginning in 2019. Completed phases include Phoenix Court and Juniper Gardens, while The Pinnacle, an eighteen-storey tower with views over the Kia Oval, was under construction as of early 2026.
The Halo, a striking residential building being constructed within the Grade II listed gasholder frame, reached its topping-out milestone in May 2025 and is expected to complete in Q1/Q2 2028. The wider Oval and Kennington Development Area (OAKDA), a Lambeth Council-led masterplan, aims to deliver over 1,250 new homes and more than 1,400 new jobs across sixteen parcels of land surrounding the gasworks site.
Property prices: Based on land registry data for the SW9 postcode, the overall average sold price over the last year was approximately £672k. Flats, which make up the majority of transactions, averaged around £551k. Terraced properties averaged approximately £1.08m, and semi-detached homes around £1.24m.
At the borough level, ONS data shows the average house price in Lambeth was £552,000 in April 2026, down 3.0% from April 2025.
Rental market: According to ONS data, the average monthly private rent in Lambeth reached £2,522 in February 2026, up 7.2% from £2,353 in February 2025 — a rate of increase well above the London average of 1.7% over the same period. This pace of rental growth has been driven by strong demand relative to available stock in inner south London, making Oval well-placed for landlords seeking reliable returns.
One-bedroom rents in Lambeth rose by 7.6% in the year to February 2026. For flats and maisonettes the increase was 7.3%. Oval’s Zone 2 Northern line connection, proximity to employment centres in the City and along the South Bank, and the relative scarcity of rental stock compared to demand all support a consistently active lettings market.
