You can register as a (potential) tenant through our website, which will allow you to apply for properties and get the latest properties sent to your email inbox. You can also give us a call to sign up.

You’ll typically need: proof of identity (passport or driving licence), proof of address (utility bill or bank statement from the last 3 months), proof of income (last 3 months’ payslips or bank statements), employer’s contact details for referencing, and previous landlord references if applicable. If you’re employed less than 12 months or self-employed, you may need to provide additional documentation or a guarantor.

The tenancy deposit is capped at 5 weeks’ rent for annual rents below £50,000 (or 6 weeks’ rent for higher rental values). This deposit is protected in a government-approved tenancy deposit scheme within 30 days of receipt.

You’ll also pay one month’s rent in advance before moving in. The holding deposit (usually one week’s rent) is deducted from these costs.

Referencing typically includes credit checks, employment verification, previous landlord references, and right to rent checks. The process usually takes 3-7 working days, though it can be quicker or longer depending on how quickly references respond.

We’ll keep you updated throughout the process and let you know if we need any additional information.

In most cases, utilities (gas, electricity, water) and council tax are not included in the rent and are your responsibility to set up and pay. However, some properties, particularly house shares or furnished rentals, may include some bills.

This will be clearly stated in the property listing and tenancy agreement. You’ll need to contact utility providers and the local council to set up accounts when you move in.

Yes, we strongly recommend viewing any property before applying. You can book viewings through our website, by phone, or by visiting our office.

We offer accompanied viewings at convenient times, including evenings and weekends where possible. Virtual viewings may also be available for initial viewing, though we recommend an in-person visit before committing to a tenancy.
